Roots in the resort. A collection, not a warehouse.
Dusk to Dawn Properties is a small luxury rental house in St. George. We come out of the resort industry, which is a polite way of saying we are allergic to the way most short-term rentals are turned over.
The advertised collection is twelve current homes: seven Las Palmas doors, plus Sports Village I-10, Estancia S304, New Harmony 1784, and two Cedar City townhomes. Always the same standard.
Guests come for Zion and stay for Snow Canyon at last light. Owners come because we keep the house in showroom condition and the calendar honest. Both sides get a human.
Resort-level turns
Impeccable cleanliness, hotel linens, kitchens stocked with the things people actually cook with. Not a half-roll of paper towels and a sad welcome binder.

Las Palmas
The resort we built around.
Las Palmas, on Canyon View Drive in Green Valley, is still the family resort in this town: six pools including one indoor and heated, a water park, pickleball, tennis, mini-golf, a real gym, and trails that start at the edge of the property.
